What do you offer that I would be interested in?

Tomato Property offers the following:

  • Diligent service at a fair price.
  • Prompt response to any queries from either Landlord or Tenant.
  • Regular property inspections with feedback. Updating of tenant records when required (this will reduce the possibility of any dispute at the end of the tenancy term).
  • Written documentation of any items which may be required for reference at a later date.
  • Prompt landlord payments. We reconcile the bank account every day in order to ensure that tenants are paying their rent on schedule. We make landlord payments on the 7th, 14th, 21st and 28th of each month. The landlords payment date will always be within 14 days of the tenant payment being received.*
  • An up front and concise schedule of fees.
  • A full contingency plan in the unlikely event that a problem of any kind should arise.


*Where the 7th, 14th, 21st or 28th fall on a week end or bank holiday, then the payment will be made on the first working day following.

When the tenancy goes live, we will e-mail confirmation of the details to you, plus a copy of the agreement (for fully managed only).

Landlord statements are e-mailed every month with a full breakdown of any expenditure.

Annual statements are also sent for submission to your accountant.

The Landlord will be made aware of any non payment from tenant within five working days of due date. The tenant is contacted within 24 hours of any non payment.


What are the costs at Tomato Property?



Fully Managed - Option One


£200 initial set up fee. However, if the property should become vacant within the same year it will be re-let at no extra charge. If this is following the initial 12 months letting, there will be a fee of £100 incurred. Set up is deducted from the first months rental, so no requirement to pay any monies up front. £33 (up to £550 pcm) Over £550 pcm charged at 7% of gross rent received.

Fully Managed - Option Two


No set up fees, but 10% of gross monthly rent.

Tenant Find Only - Option Three



Tenant find only £295. We will market your property to find you a tenant, you are then responsible for all further dealings with the new tenant.

We will be happy to have a chat with you, or arrange a convenient time to visit your property and give you a market appraisal with no charge. We will then guide you through the process of letting your home or investment property.

Subject to a positive initial meeting, we will then begin the marketing process. For both the ‘tenant find’ and the ‘fully managed’ this will include the following services:

  • Taking initial marketing photos and listing them on our website and our advertising portals.
  • Swift installation of one of our easy to see eye catching Tomato boards.
  • Assess leads on an individual basis as and when they come in, followed by viewings at the property.
  • Preparation of tenancy agreement/s.
  • Preparation of Inventory (full and concise schedule of contents and condition of property).
  • Setting up standing order for rental payments.
  • Contacting utility companies with opening and closing meter readings.
  • Informing the council regarding tenancy change.
  • Registering tenant deposit.
  • Arranging of the landlords gas safety certificate where required.
  • Arranging of the EPC energy certificate where required.


If we are providing a ‘tenant find only’ service, we will hand the tenant over to you after going through the procedures listed above. You will then be responsible for the day to day running of your property and collection of monies thereafter. If however, you decide to opt for the ‘fully managed’ option (as the majority of landlords do) we will carry out routine inspections throughout the term of the tenancy and report back with any issues that should arise and act accordingly.

If after selecting the ‘tenant find only’ option, you may decide that the day to day management is not for you. Contact us to switch to our ‘fully managed’ package. A charge of £100 will apply to cover the cost of attending the property to re-assess the condition and update the inventory accordingly.
